The King City real estate market has changed, and both buyers and sellers are noticing the difference.
After several years of strong price growth and intense competition, the housing market is moving at a slower pace. Buyers are taking more time to make decisions, and sellers are adjusting their expectations.
According to September 2026 statistics from the Toronto Regional Real Estate Board (TRREB), King Township recorded:
- Average selling price: $1,875,750
- Median selling price: $1,710,000
- Properties sold: 20
- Average days on market: 42
Interestingly, the average selling price increased approximately 6.2% compared with September 2025.
But that doesn’t necessarily mean home values are rising.
King Township includes everything from traditional detached houses to large country estates. With relatively few sales each month, even one expensive property can significantly influence the average.
A better indicator of broader price trends is the MLS® Home Price Index. In September 2026, the detached-home benchmark price in King Township was $1,739,800, down approximately 8.5% year over year.
What Does This Mean for You?
If you’re buying a home in King City, you may have more room to negotiate than you would have had a few years ago.
If you’re selling, understanding what comparable homes have actually sold for is more important than relying on asking prices or market headlines.
Thinking about buying or selling in King City? I’d be happy to help you understand what the latest local market conditions mean for your property or your home search.
